"You may dream of buying a tumbledown ruin and transforming it into a home, but this often turns out to be more expensive than buying a new home, especially if you get a discount for buying off-plan. Renovation costs and unforeseen planning issues can run away with budgets, and a newer home should have lower running costs. Also, if you aim to rent it out, the furniture and décor must be in good condition, and buying a new-build means you’ll get new bathroom suites and fitted kitchens.

Here are some ways to narrow down the search:

  • Start by setting a clear budget.
  • Decide on the location. Buyers usually have a clear idea of where they want to live, sometimes only looking intwo or three areas, but if your budget is tight, it can be worth looking a little further away.
  • Make a list of the points you are looking for in your new home. This should include practical issues such as proximity from a beach/pool, transport and parking as well as more aesthetic considerations such as the style of house and the arrangement of the rooms. You could even make two lists: one for considerations, such as transport, that depend on the area, and one for the type of house."
